North Dallas Estate | Emergency Water Damage Restoration & Full Reconstruction

This project marked the beginning of Joyful Design and Contracting Group. A long-time North Dallas client, experienced a catastrophic failure when an attic water heater burst, sending water through the ceiling and into the oak-paneled den below. The damage impacted the ceiling, oak paneled walls, solid oak flooring, and including a custom oak coffered ceiling that had to be fully dismantled and removed.

At the time, we were providing water damage mitigation exclusively for established clients we knew and trusted. Following the dry-out, the homeowner asked a pivotal question:

“Will you take on the reconstruction?”

Although reconstruction had not yet been a formal division of our business, the clients’ trust was absolute - and the timeline left no room for error. She was hosting her granddaughters’ wedding at the property just six weeks later.

Every element of the oak coffered ceiling was carefully cataloged and set aside so it could be recreated exactly, down to original proportions and details. Damaged oak paneling and flooring were replaced to match seamlessly. Joyful Carpet Cleaning handled the cleaning and restoration of all rugs, furniture and rug pad replacement, ensuring we were a one-stop shop for the entire space to be returned to its original condition.

The work was completed with precision, urgency, and respect for the homes’ craftsmanship. As wedding guests began arriving, our team placed the last decorative item on the bookshelf and quietly exited through the back - leaving behind a den that showed no evidence of the water damage event.

This successful restoration became the catalyst for what is now Joyful Design and Contracting Group - built on trust, accountability, and delivering excellence when it matters most.

Commercial Project Spotlight: Emergency Water Damage Mitigation & Site Stabilization - Licensed Preschool | Frisco, TX

During the February 2021 Texas Winter Freeze, a licensed preschool in Frisco sustained significant water damage following infrastructure failure. Our team was engaged to provide immediate site stabilization, controlled demolition, and safety coordination under emergency conditions. Work was performed during a period of widespread utility outages and access limitations, requiring rapid coordination and adaptive scheduling.

Scope included emergency response coordination, controlled demolition, moisture exposure management, safety containment, and site and contents preparation and sorting - all performed with heightened attention to life-safety considerations, ADA access, and institutional compliance.

Scope of Work Included:

Emergency water damage response coordination
Controlled demolition of compromised materials including haul off
Structural and controlled drying
Ceiling, insulation, and corridor exposure
Safety containment for an occupied institutional environment
Documentation and readiness for reconstruction handoff

Following an initial discovery call - and, if appropriate, an on site consultation - we develop a paid project assessment and coordinated scope of work in collaboration with our design and specialty trade partners.

This process typically takes 5-7 business days, allowing for proper planning, alignment, and quality control. Once approved, most projects are scheduled to begin within two weeks, subject to scope and material availability.

Do I need to secure permits myself?

No—our team manages all permitting and code compliance, coordinating directly with local authorities to keep the process hassle-free for you.

What warranty do you offer on your work?

All craftsmanship is backed by a one-year labor warranty, and we honor manufacturer warranties on materials. Extended coverage options are also available.
